Once the seller accepts the winning offer, the entire process will proceed like a traditional real estate transaction. The buyer will submit a signed contract to the seller with the final sales price being the highest offer plus the Agent Compensation.  Then the seller will open escrow with all of the buyer’s contingencies and the inspection time frame outlined in the contract.

In order to place an offer on any property available by our online offers, you must REGISTER (see registration link above) and create an account at the URL above. If you are working with an Agent, you will need to provide us with their contact information.

By creating your account, you agree to accept AND understand the Terms and Conditions of the online offer process and this online offers platform.

In addition, you must either provide Proof of Funds if paying in cash OR a FULL Underwritten Loan Approval Letter From A Mortgage Lender prior to getting access to the offers area. Registration and documents must be received NO LATER than 12:00 pm PST on the day of the offer’s due date.

Offer Auto Extend – Our system Prevents Last Second Offers by Automatically Extending the Offers Time. If a buyer places an offer within 5 minutes of the end of the offer due date and time, the system will automatically extend the offer due time by 10 minutes in order to allow other buyers the opportunity to respond.
